Your HOA at Work Board Report (May 2023)

Projects:

  • Walden Park Furniture Replacement: LARMAC is taking a look at furniture at parks and pocket parks to determine what has reached the end of its useful life. If it has, the furniture is replaced.  
  • Bird Spike Installation: The Board of Directors has approved the installation of bird deterrents to prevent birds from perching atop certain light poles in order to reduce maintenance costs. 
  • Covenant Hills Clubhouse Outdoor Benches Refinish: The outdoor benches that overlook the lawn at Covenant Hills Clubhouse have been refinished just in time for summer. 
  • Bocce Ball Scoreboard Installation: A scoreboard has been installed, making it easy for players to keep tabs.
  • Leak Repairs at Terramor Aquatic Park: LARMAC's vendor identified leaks at the water park and splash pad, and repairs are expected to be completed by the end of May. 
  • Linear Park and Oak Knoll Village Clubhouse Rubber Play Surface Replacement: Five parks are currently underway to have the rubber play surface replaced. 
  • Trail Repairs: The trails took a beating this year with the extensive rains that we experienced. LARMAC and its vendors have been diligently working on trail repairs. 
  • AED Units: Each of the four clubhouses has Automated External Defibrillator (AED) units installed. 
  • Mailbox Replacement Project: Mailboxes in some front yard special benefit areas (FYSBA) are being replaced. 
  • Trellis Rebuild and Replacement at Mission Hills Park: After one trellis experienced a partial collapse, LARMAC demolished, rebuilt, and replaced it. 
  • Gazebo Replacement at Town Green: The peak of the gazebo had to be rebuilt, and the footings were replaced and set on concrete. 
  • Cox Sports Park Picnic Area: LARMAC now manages reservations for the picnic area at Cox Sports Park, which has been added to LaderaLife.com/Reservations. 
  • Vandalism: On a quarterly basis, the patrol company reports on vandalism. There were 28 reports filed from March 24 to May 1, 2023.
  • Landscape and Irrigation: Every other month, O'Connell Landscape and Mosaic Consulting report on their respective areas. On Arbor Day (April 28), O'Connell installed Ash trees at Founders Park.
  • Landscape-Acacia Removal: Acacia shrubs were removed to create a clearing for the 13-hole.
  • Landscape Renovation-Covenant Hills Cul de Sacs: Completed in conjunction with some asphalt replacement, the purpose of this project was to reduce water run-off onto the asphalt and reduce costs. The sprinklers were converted to drip irrigation, and plants were installed.
  • Landscape-Fuel Modification: This is an ongoing project throughout Ladera Ranch. O'Connell has been hard at work with this major effort to ensure that LARMAC is in compiance with OCFA standards.
  • Tree Maintenance-Palm Tree Skinning: Palm trees were maintained along Sellas. Before and after photos are included.
  • Irrigation Breakdown: Fun facts about irrigating Ladera Ranch are included some were highlighted in the summer issue of Roots and Wings magazine (see page 16).
