The community-wide asphalt renovation project will start in spring and continue through early summer.
Each year, LARMAC undergoes a comprehensive review through an independent Reserve Study, which provides insights into the condition of its assets, such as streets and parking lots, and the necessary funding for addressing aging infrastructure. As part of the master association's asset reserve management program, a substantial asphalt renovation project will begin this spring. The initiative aims to repair, refurbish, and resurface streets within Special Benefit Area (SBA) residential neighborhoods and various parking lots.
The renovation will have three phases, including 18 SBA residential areas and 7 parking lots.
Note: The asphalt work planned for the Covenant Hills SBA is separate from this project. Information on that project will be provided later.
Phases
- Phase 1: Localized repairs, Mill and/or Overlay PHASE COMPLETED
Involves addressing extreme cases of "failure" and the replacement of 2 inches of asphalt.
Duration: 10 hours - Phase 2: Crack Filling
Involves filling in any cracks and allowing them to settle for a minimum of 30 days
Duration: 10 hours - Phase 3: Seal Coat
The final step involves applying a full coat to the entire surface
Duration: 10 hours
Impacted hours
During each phase of the asphalt project, traffic will not be permitted during working hours. Signage will be placed in each area before commencing work.
Scheduling the work
Warm, dry weather is required for the asphalt to cure properly. Due to the weather's unpredictability, LARMAC will work closely with its vendor to schedule the work with shorter lead times. Street signage and no-parking signs will be posted 48 hours prior to work commencing.
Impacted Residential Areas: All dates are weather permitting and may be subject to change.
- Arborage 1 (Ethereal): Phase 2 was completed on April 22; Phase 3 is scheduled for June 6, 2024.
- Arborage 2 (Narrow Canyon/Acaster Way): Phase 2 was completed on April 24; Phase 3 is scheduled for June 25.
- Astoria 1 (Sellas/Snapdragon): Phase 2 was completed on April 12; Phase 3 is scheduled for June 14.
- Astoria 2 (Sellas/Hydrangea): Phase 2 was completed on April 10; Phase 3 is scheduled for June 12.
- Christopher Homes (Molly Loop): Phase 2 was completed on April 16; Phase 3 is scheduled for June 24.
- Claiborne 1 (Loden Pass): Phase 2 was completed on April 18; Phase 3 is scheduled for June 26.
- Claiborne 2 (Nashwatuc Way): Phase 2 was completed on April 25; Phase 3 is scheduled for June 3.
- Front Street: Phase 2 work is not required
- Potter's Bend (Dorrance): Phase 2 was completed on April 19; Phase 3 is scheduled for June 6 and 7 (see map in the notice).
- Savannah/Baywood: Phase 2 was completed on April 12; Phase 3 is scheduled for June 14.
- Surrey Farms 1 (West of University): Phase 2 was completed on April 16; Phase 3 is scheduled for June 4.
- Surrey Farms 2 (East of University): Phase 2 was completed on April 15; Phase 3 is scheduled for June 20.
- Tarleton 1 (Ethereal/Tarleton Lane): Phase 2 was completed on April 17; Phase 3 is scheduled for June 5.
- Tarleton 2 (Narrow Canyon/Vanstone): Phase 2 was completed on April 24; Phase 3 is scheduled for June 27.
- The Gables 1 (Keystone/Stone Turret Ct): Phase 2 was completed on April 8; Phase 3 is scheduled for June 11.
- The Gables 2 (Old Spire/Paverstone): Phase 2 was completed on April 8; Phase 3 is scheduled for June 11.
- Walden Park 1 (Thoreau St and Barretts Way): Phase 2 was completed on April 22; Phase 3 is scheduled for June 10.

Oak Knoll Clubhouse: Phase 2 was completed on April 3, 2024
Celestial Plunge: Phase 2 was completed on April 4; Phase 3 work is scheduled for June 25.
Chapparal Park: Phase 2 was completed on April 3; Phase 3 work is scheduled for June 11.
Covenant Hills Clubhouse: Phase 2 work was completed on April 4; Phase 3 work is scheduled for June 26.
Cox Upper Lot (Heritage Garden/McGwire Road): Phase 2 work is not required. Phase 3 work is scheduled for June 21.
Oso Grande: Phase 2 work was completed on April 4. Phase 3 work is scheduled for June 20.
Terramor Aquatic Park: Phase 3 work is scheduled for April 25. Phase 3 work is scheduled for June 25.
