Projects:

  • Disc Golf Project: This joint project between LARCS and LARMAC is in the home stretch. The tee pads have been installed. Next, the in-house staff will be working on the v-ditch crossings. The grand opening will be announced soon.
  • Communications improvements: LARMAC has added a sports field page to LaderaLife.com, and board meeting summaries are being emailed to Neighborhood Representatives after each open session Board meeting. Residents are now able to attend Open Session Board meetings via Zoom
  • Terramor Skate Park Bench Replacement: In-house staff have replaced aged benches and repositioned them. Additionally, new trash cans were installed to reduce litter.
  • Playground and Poured-in-Place (PIP) Surface Replacements: LARMAC is in the process of replacing five playgrounds; photos are shown of Town Plunge and Sienna Botanica (aka "Frog Park") playgrounds. The playground replacement also includes the rubber play surfaces, which is also known as a "poured-in-place" surface.
  • Trellis Replacements: Featured is the trellis at Chalk Trail in Terramor Village. Numerous trellis structures are being replaced by LARMAC's in-house staff, which is saving the association thousands of dollars by doing the work in-house versus using outside vendors.
  • Pickleball Open Play: In August, LARMAC introduced open play for pickleball on Wednesdays from 7:00 to 10:00 p.m. and Saturdays & Sundays from 7:00 to 10:00 a.m.
  • Sports Fields and Temporary Field Permits: The recreation department was able to accommodate AYSO and find five other fields for them to use while the work at Founders Park was being completed.
  • Volleyball Court Light Installation: LARMAC is in the final phase of this project at the volleyball courts located at Founders Park. LARMAC is waiting on County approval. This is a capital improvement project that was approved a year ago.
  • Avendale Village Clubhouse Interior Paint Project: The painting of the interior of the Avendale Village Clubhouse was completed in accordance with the reserve study and brings a lighter shade of gray to the clubhouse. CertaPro completed the work.
  • Surveillance Camera Installation: This is an update on the system with cameras being added to the Boreal plunge and playground area.
  • LARMAC Annual Meeting and Board of Directors Election: There were two open seats on the LARMAC Board of Directors, and two qualified candidates applied. This election is considered uncontested and does not require balloting. The new board members are expected to be officially elected by process of acclamation. The annual meeting is planned for November 1 at 7:00 p.m. and will be held at the Oak Knoll Village Clubhouse.
  • Pocket Park Renovation: This update features the work completed at Harlequin Street Pocket Park in Covenant Hills.
  • Perimeter Fence Replacement: Boulder Earth Work was hired to remove the deteriorating perimeter fencing at Cox Sports Park, which was made of concrete and rebar.
  • Landscape and Irrigation: Progress photos are included. The Founders Park field renovation project was completed as scheduled, in time for AYSO to start its fall season. Some of the areas around Founders Park received a landscape refresh.
  • Landscape-Acacia Removal: Acacia shrubs were removed as part of the fuel modification and defensible space program. Example shown: Epona Way.
  • Wagsdale Dog Park (Large Dod Side): Both sides of the park received sod replacement, irrigation repairs, DG repairs, and two circular benches.
  • Landscape Refresh at Avendale Village Clubhouse: Plant materials were replaced and the areas look nice.
  • Landscape Due to Storm Damage: Examples of impacted areas and tree removal needed due to Tropical Storm Hillary.
  • Landscape Refresh at Sylvan Oaks: New plants and trees were planted.
  • Pest Control: Shot Hole Borer Tree Survey and Treatment: Phase 1 of the project was wrapped up in September, which included the removal of 60 trees and the treatment of others.

LARMAC invited residents to attend all open session board meetings held monthly.
