Ladera Ranch Maintenance Corporation (LARMAC) is providing the following clarification regarding the temporary landscape maintenance pause announced earlier this month. Since the pause was implemented, residents have raised questions about where it applies and what activities are included. The information below is intended to provide additional clarity as the Ad Hoc Landscape Pest Management Advisory Committee continues its review.

What properties are covered by the temporary pause?

The temporary pause applies only to LARMAC-maintained common areas. It does not apply to:

• Apartment communities
• Condominium and sub-associations
• School-maintained property
• Retail center property
• Private homeowner property
• Other independently owned or managed properties within Ladera Ranch

LARMAC is responsible only for maintaining LARMAC-managed common areas. Apartment communities, condominium associations, school-maintained property, retail center property and privately owned property each operate independently and are responsible for their own landscape maintenance decisions. As a result, landscape maintenance activities observed elsewhere in Ladera Ranch should not be assumed to be performed by or on behalf of LARMAC.

What activities are included in the temporary pause?

The temporary pause applies to the routine use of certain landscape maintenance products used for weed management and plant growth regulation while the Advisory Committee completes its review. The pause does not apply to activities necessary to protect public health and safety, including rodent control or responses to invasive pests. In addition, LARMAC has not used glyphosate (Roundup) within LARMAC-maintained common areas for nearly a decade.

What is the Advisory Committee reviewing?

The Ad Hoc Landscape Pest Management Advisory Committee is reviewing LARMAC's current Integrated Pest Management (IPM) program, resident feedback, communication practices and current landscape management approaches before developing recommendations for the Board of Directors.

What happens next?

The Advisory Committee will continue meeting over the coming weeks and is expected to present its recommendations to the Board for consideration at the September 9 open session meeting. LARMAC remains committed to keeping residents informed throughout this process and will continue providing updates as the Advisory Committee's work progresses.
