LARCS Funds New Amenities in a Unique One-time Investment in Ladera Ranch

Ladera Ranch Community Services (LARCS) and Ladera Ranch Maintenance Corporation (LARMAC) have come together for a unique collaboration that will benefit Ladera Ranch residents. 

The LARCS Board of Directors announced that they will make history by funding the installment of lifestyle-related amenities that residents will enjoy for many years to come. Following a strong year of home sales in 2021, which is how LARCS is funded, and considering funds that went unused due to state-mandated cancellation of large events in 2020-21, the LARCS Board considered what it could do to give back to the community following a tough year for many residents. 

LARCS has committed a one-time investment of up to $500,000, which will fund the installation of a second 9-hole Disc Golf course along the Yukon Riley Trail, four Pickleball Courts, and a basketball half-court at Avendale Village Clubhouse. There are other amenity projects under consideration for later this year, which will be determined by the LARCS/LARMAC joint task force, based on the remaining budget. The joint task force is comprised of four LARCS and three LARMAC board members.

The mission of LARMAC, the master homeowner association, is to manage and maintain Ladera Ranch as one of Orange County’s premier master-planned communities by promoting home values through the maintenance of its amenities, parks, and facilities. LARMAC is funded by monthly homeowner assessments. 

The mission of LARCS, the lifestyle division for the community, is to foster a culture of community and connect neighbors through events, recreational programming, and a variety of lifestyle programs. LARCS is funded through a one-time community enhancement fee that is paid through escrow each time a home is sold. 

These lifestyle amenity projects will be funded solely by LARCS, not by LARMAC (and therefore, not by homeowner assessments). With separate roles, budgets, and funding, LARCS and LARMAC operate independently with narrowly defined missions. 

The LARCS Board of Directors, who are homeowner and resident volunteers, heard from neighbors regularly about how disappointing it was to have signature events canceled due to the pandemic and state-mandated shutdowns. Late last year the LARCS and LARMAC Boards formed the task force to explore a joint effort to add new lifestyle amenities to the community. The task force considered feedback from residents shared through a 2020 community amenity survey, which helped identify high-value, high-priority projects.

The LARCS Board is happy to be able to turn a uniquely negative circumstance, and period in time, into a positive one that is as equally unique.
