Ladera Ranch is sharing this notice to raise awareness about unauthorized trail modifications and damage to common area property. Activities such as building bike jumps, digging into slopes, cutting vegetation, or creating unapproved trails are prohibited and are considered vandalism. These actions can create serious safety hazards and may result in legal, financial, and enforcement consequences for the residents, owners, or minors involved.
Now that we're in fire season, it is especially important that residents avoid disturbing open space, slopes, vegetation, and protected habitat areas. Unauthorized trail work, dry brush disturbance, discarded materials, and off-road activity can increase fire risk and make it more difficult to maintain fire-safe conditions throughout the community.
Bike Safety, Fire Prevention & Etiquette
Please use designated bike lanes, paved pathways, and approved routes for cycling and e-bike use. For everyone’s safety:
- E-bikes and unauthorized motorized vehicles are not permitted on unapproved trails, slopes, landscaped and/or vegetative areas or open space areas.
- Pedestrians always have the right-of-way on sidewalks and pathways.
- Riders should slow down, pass safely, and use a bell or verbal warning when approaching others.
- When riding on streets, cyclists must follow the rules of the road, including stopping at stop signs, yielding to pedestrians, signaling turns, traveling with traffic, and using bike lanes and shared roadways/sharrows (ex. - Do not enter protected habitat, slopes, landscaped areas, private property, or restricted common areas.
- Do not disturb dry vegetation, discard materials, or leave items in open space areas, as these actions can increase fire risk.
- Use of fireworks is prohibited.
Unauthorized Trail Work Is Prohibited
Modifying common areas, trails, slopes, landscaping, or open space without authorization is not allowed. This includes digging, building ramps or jumps, cutting vegetation, moving materials, or creating informal trails. These actions can damage community property, disturb sensitive habitat, create unsafe conditions, and increase the risk of fire during dry conditions.
Depending on the situation, unauthorized activity may be treated as trespassing, property damage, vandalism, or creation of a public nuisance under California law. Parents may also be held financially responsible for damage caused by their children.
Potential Consequences
Residents, owners, or minors involved in damaging or modifying common areas may be subject to enforcement action, which may include:
- Fines or other association enforcement measures
- Reimbursement for repair costs
- Loss of amenity access privileges and bulk internet, where applicable
- Referral to the Orange County Sheriff’s Department
- Possible citation, impoundment, or other enforcement related to illegal or unsafe e-bike use
How Residents Can Help
We appreciate the community’s help in keeping Ladera Ranch safe, respectful, and enjoyable for everyone.
If you see property damage, unsafe activity, unauthorized trail modifications, or activity that may increase fire risk:
- Do not confront the individuals involved.
- If safe to do so, document what you observe, including clear photos or video.
- Report non-emergency concerns to Titanium Security at 949-351-9253 or the Orange County Sheriff’s Department at (949) 770-6011.
- Call 911 for immediate danger, active fire, smoke, or emergencies.
- Repeated or serious activity may also be reported through Orange County Crime Stoppers at www.ocsheriff.gov/occrimestoppers.
