LARMAC Enlists Titanium Security for Patrol Services in Ladera Ranch

LARMAC names its new patrol and gate attendant services vendor, Titanium Security following a comprehensive review process.

The Ladera Ranch Maintenance Corporation (LARMAC) Board of Directors has hired Titanium Security, a regional security and patrol firm, to provide patrol and gate attendant services for the master-planned community of Ladera Ranch. LARMAC has contracted with Titanium Security to patrol and protect LARMAC-owned assets, property, and facilities, including its parks/fields, trails, swimming pools, clubhouses, and pocket parks throughout its 125 neighborhoods. Titanium Security started on Monday, July 10.

The change from Allied Universal to Titanium Security resulted from an extensive five-month vendor and proposal review process, which was initiated by the community's evolving needs. A Request for Qualifications (RFQ) was sent to 16 patrol firms in January. Seven responded to the RFQ and three were invited to participate in the Request for Proposal (RFP) process; the others were unable to demonstrate sufficient relatable experience. All three firms went through an interview process which led to two firms moving on to the second interview phase. After much discussion and consideration, the Board of Directors awarded the contract to Titanium Security.  

Titanium Security's Responsibilities will include:

  • Protecting LARMAC property by monitoring vandalism and suspicious activity to minimize unnecessary expenses to homeowners and promote strong home values.
  • Monitoring violations of the LARMAC governing documents on LARMAC property to maintain the standards that allow residents to enjoy their community.
  • Enforcing parking regulations on LARMAC private streets that, in turn, preserve safety and access standards, as well as fairness to all residents.
  • Within Covenant Hills – performing vehicle gate attendant duties and enforcing LARMAC parking regulations.
  • Working closely with law enforcement to address the community’s concerns and challenges that fall outside of LARMAC’s jurisdiction
    (Note: The California Highway Patrol is responsible for traffic, vehicle, and e-Bike issues; the Orange County Sheriff responds to crime-related matters).
  • Communicating with the LARMAC Board of Directors at monthly meetings to provide current data and information that will enable LARMAC to manage the community effectively.
