Community Garage Sale Guidelines and Responsibilities

Guidelines  

  • One Real Estate Agent or Real Estate Team will be assigned to one of the twelve Garage Sale Zones (Map attached)
  • Agents must commit to the entire Garage Sale process for the current year (February-May).
  • Agents must be in good standing with LARCS and LARMAC.
  • Agents shall not be in conflict with the Community Guidelines or Code of Conduct.
  • Real Estate Agents who participated in the Community Garage Sale the prior year will be given the first opportunity to participate in the current year’s Community Garage Sale. Real Estate Agents will be contacted by email and must respond to the email notification from the LARCS staff by the deadline date or will forfeit their participation in the current year. Should this occur, their name will be placed at the end of the waitlist.
  • Should a zone become available, interested agents on the wait list will be contacted and invited to attend the Garage Sale Planning Meeting. This meeting is MANDATORY.
  • Real Estate Agents or at least one member of a Real Estate Team must provide proof of current Ladera Ranch residency to be eligible to participate.
  • Real Estate Teams may only represent one zone. Agents who have participated in past years who were once individuals and have now become a team with another agent who participated in past years will have to choose only one zone to work as a team.
  • Attendance at the annual Garage Sale Planning Meeting is MANDATORY. Real Estate Agents who do not attend or do not send a representative in their place will not be allowed to participate, and their name will be placed at the end of the waitlist.
  • Garage Sale directional signs may be placed in approved areas (see LARMAC Guidelines) after 12:00 p.m. noon the Friday before the Garage Sale and must be removed by 7:00 p.m. following the Garage Sale. Any signs left after 7:00 p.m. following the Garage Sale will be discarded by LARMAC staff. Be advised that some areas have sub-associations that may have different sign guidelines than LARMAC.
  • Directional signs should be the same size as open house signs, with ‘Garage Sale’ taking up the top 50% of the sign. Signs should only have the name of the participating Realtor or Real Estate Team. 
  • The annual Garage Sale will be canceled and will not be rescheduled in the rare instance of severe inclement weather such as wind, rain, or a natural disaster such as wildfire or earthquake.

Responsibilities  

LARCS  

  • Create and post Garage Sale promotional flier and street banner.
  • Ensure that all guidelines are followed.
  • Be the point of contact for all Real Estate Agents.
  • Design, produce, and place all promotional materials (Laderalife, Roots and Wings, Craigslist, Facebook, Instagram, and Nextdoor)
  • Create and maintain the Resident Registration form on LaderaLife.
  • Compile and maintain a list of the current Agents
    • Name, name of Real Estate Company, phone, e-mail, picture

Real Estate Agents 

  • Real Estate Agents will receive registration emails directly from content.manager@laderalife.com. Agents must maintain their registration list (LARCS will not be able to provide an individual list to each agent). Agents may receive personal registrations from residents since the Agent’s name, phone number, and email address will be posted as the contact info for each zone.
  • Past participating agents are responsible for notifying LARCS by March 1 of each year if they cannot fulfill their responsibilities. Should this occur, their name will be placed at the end of the Waitlist.
  • As Agents receive registration emails from participating residents or Laderalife, the Agent needs to respond to confirm the resident’s registration has been received. You should include your phone number in the response if the resident needs to contact you for additional information or questions.
  • If an agent receives a registration, not for their zone, it is the agent’s responsibility to forward that registration to the correct zone agent.
  • Agents are permitted to create their own marketing materials for their specific assigned zone but under no circumstances are allowed to use the LARCS logo or modify the LARCS Poster/Flier promotion materials. Agents are limited to promotion only in their assigned zone. All agent marketing material expenses are the agent’s responsibility and not LARCS.
  • Agents are responsible for supplying the garage sale directional signs for each home registered to participate in their designated zone. Make sure you have enough signs to guide the buyers throughout your zone on the day of the sale. Prior to the event, you should conduct a drive-through in your area. 
  • Create “Garage Sale Tips” that can be delivered, mailed, or emailed to all participating homes before the event. Again, all marketing material created by the Agent is at that Agent’s own expense.
  • Agent is responsible for delivering donuts to participating homes in your zone on the morning of the event.
  • It is recommended that the agent follow up with a thank you email to all registered homes who participate on the day of the Garage Sale.

Annual Garage Sale Lead Agent

  • The Lead agent is determined the prior year and will be a resource and liaison for the Agents and the LARCS Staff.

MANDATORY Annual Garage Sale Planning Meeting/Garage Sale Zone Assignments 

  • Zone assignments will be determined at the Annual Garage Sale Planning Meeting scheduled at the beginning of each year.
  • Agents who were assigned a zone and participated in the entire process (February-May) for the prior year’s Garage Sale will be given the first right of refusal to retain the same zone or be allowed the opportunity to be assigned to a “vacant” zone, if available. Once the previous year’s participating agents have finalized their designated zones, the new agents (from the waitlist) will be allowed to select their zone in order of their name placement on the Waitlist until all zones are assigned.
  • Should there be an interest from two or more agents to be assigned the same zone, the first step would be for the agents to work it out amicably. If no decision can be made between the agents, then the names of the agents will be placed into a bowl, and the name drawn by the LARCS staff will be the agent assigned to that zone.
  • If an agent withdraws from participating before March 1, their zone will become vacant and assigned to the next name on the Waitlist. However, the new agent on the waitlist will not be guaranteed assignment to that empty zone for the following year since our process allows agents who participated in the entire planning process the year before to be given first choice for any vacant zone.
  • If an agent withdraws after March 1, and there are agents on the Waitlist, the zone will be offered to the agent who is first on the waitlist and so on. Should there be no agents on the waitlist, the vacant zone will be offered to the agent assigned a zone closest to the vacant zone.

Waitlist 

  • All interested agents must provide proof of Ladera Ranch residence. Each agent is responsible for contacting LARCS in writing (email permitted) to request consideration to be added to the waitlist. LARCS staff will confirm proof of residency prior, that agent is in good stating with LARCS and LARMAC, and not in conflict with the Community Guidelines Code of Conduct before adding that agent to the Waitlist with a date stamp.
  • All agents on the Waitlist will be contacted at the beginning of each calendar year to ensure they still meet the required criteria and desire to remain on the Waitlist.

Participant Release of Liability and Media Authorization Form

I, (Participant), hereby acknowledge that I have granted permission for me and my Household to attend a “Event/Class” and agree to accept any and all risks of injury.

In consideration for being allowed to participate at the Event, I agree that I and child(ren), my heirs, distributees, guardians, legal representatives, insurers and/or assigns will not make a claim against, sue, attach property of, or prosecute any claim of any nature against, Ladera Ranch Community Services (LARCS), and Ladera Ranch Maintenance Corporation (LARMAC) and First Service Residential, its subsidiaries, parent, affiliates, and its shareholders, officers, directors, employees, agents, representatives, insurers, for injury or damage to myself or household resulting from the participation at the Event/Class.

I hereby release LARCS, LARMAC, and First Service Residential, its subsidiaries, parent, affiliates, and its shareholders, officers, directors, employees, agents, representatives, or insurers, from all actions, claims or demands that I, my assignees, my heirs, distribute, guardians, and legal representatives now have or may hereafter have for injury or damage resulting from myself or household participation at the Event/Class.

I grant and convey to LARCS all my right, title and interest in and to any and all photographic images and video or audio recordings (collectively “Property Rights”) made by LARCS, or its agents, or sponsors, during the Event/Class, or arising from the Event/Class, and authorize LARCS to utilize any such Property Rights in its advertising or other company related use reasonably related to the Event/Class and LARCS participation therein.

I hereby expressly agree that this Release is intended to be as broad and inclusive as permitted by the laws of the State of California, and that this Release shall be governed by and interpreted in accordance with the laws of the State of California.
