It May be Time to Repaint Your Home

If you have never painted your home and/or your home is showing signs of fading, or chipping, it’s likely time to repaint your home.

As part of its efforts to maintain Ladera’s aesthetics standards which ultimately help maintain strong home values, LARMAC will continue walking neighborhoods with a focus on exterior home paint.

Given LARMAC's emphasis on exterior home painting over the past few years, homeowners have repainted their homes which look terrific. Thank you to those homeowners who have reinvested in your home. Despite the efforts to communicate the importance and the requirement to apply fresh paint to the exterior home, there are still many homes in the community that are still in need of an exterior paint refresh.

LARMAC will be increasing its enforcement efforts for exterior paint over the next several months. LARMAC Community Standards Ambassadors, also known as 'Ambassadors of Strong Home Values' will walk neighborhoods and will be identified by well-labeled attire. Homes that are identified as needing a paint refresh will be notified by U.S. mail along with an expected date to repaint the home.

Our hot California sun can be rough on exterior paint and home materials, requiring our homes to be repainted approximately every 4-8 years depending on the material. As an example, LARMAC repaints common area facilities approximately every 4 years for wood surfaces, and approximately every 8 years for stucco surfaces.

If you wish to change the current paint color scheme for your home or make changes to your home's exterior including the yard, please do not proceed until you receive Aesthetic Review Committee approval. If you have questions the LARMAC team located at the Avendale Clubhouse is here to help.

Visit the Home Improvement page on LaderaLife to see paint options for your home style. Color scheme options are determined by the architectural influence of your home which is noted in the My Profile section of LaderaLife - see 'My Info' section. Please feel free to contact Kristy Pennington at contact.larmac@laderalife.com for further assistance.

Wrought Iron Fence Repainting Reminder: Did you know that most of the wrought iron perimeter fencing, including the fences surrounding your rear yard, is the responsibility of the homeowner to repaint and maintain? Irrigation and inclement weather can beat up wrought iron and begin to damage it over time. LARMAC would like to remind you to monitor your wrought iron fencing regularly and to repaint it as necessary to avoid the need to replace it prematurely.

LARMAC would like to thank homeowners who proactively maintain their homes and have recently repainted or touched up areas of their homes that needed attention.
