LARMAC Visits Neighborhoods; Notifies Residents in Advance

Ladera Ranch Maintenance Corporation (LARMAC) is responsible for maintaining the aesthetic standards in Ladera Ranch. It diligently works to promote strong property values and residents’ enjoyment of their homes and neighborhoods by promoting compliance with the community aesthetic standards and guidelines.

LARMAC receives hundreds of resident-initiated reports and inquiries over unkempt landscaping, home maintenance, and unsightly stored items yearly. Once received, the LARMAC Community Standards team is obligated to follow up on these reports and inquiries. Additionally, our team members inspect the community to identify and enforce aesthetic standards, which includes sending letters to homeowners requesting them to please bring their properties up to the expected standards.

As part of this ongoing effort, our Community Standards Ambassadors, also known as Ambassadors for Strong Home Values, will walk the Amarante 1, Amarante 2, Bellataire 1, Bellataire 2, Capistrano, Encantada, Legacy Collection, Montanez, Meridan 1, Meridan 2, Prescott 1, Prescott 2, Shady Lane, The Trails, Whispering Creek 2, Wyeth 1, and Wyeth 2 neighborhoods during August. We hope that by sharing this information, our residents will take care of any needed maintenance and repair and avoid the time-consuming effort of replying to formal notices from LARMAC.

‌Here is what LARMAC Ambassadors will be looking for:

  • Exterior paint: Faded, chipping exterior paint.

  • Landscape maintenance: Missing shrubs, weeds, overgrown grass, and shrubs.

  • Unsightly items: Ladders, toys, storage containers, and items such as bins, shoes, and sports equipment.

  • Home maintenance: Broken fences, missing shingles, dented/scratched garage doors.

  • Decorative lights in front yards: Café string lights, which are only allowed in rear or side yards.

Aesthetic Standards
The LARMAC Covenants, Conditions, and Restrictions (CC&Rs) and the LARMAC Aesthetics Standards outline homeowners' responsibility to maintain their property and reflect the community's aesthetic standards.
