The Ladera Ranch Maintenance Corporation year-end financial statements for fiscal year ending May 31, 2018 as completed by VanDerPol & Company are available for your review.  There are two ways that you can review the audit:

Civil Code requires that the Association engage a Certified Public Accountant to perform an audit or review of the financial statements for any fiscal year in which the gross income of the Association exceeds $75,000.

A list of the names and addresses of the current members is located at the Association’s management office located at 1 Daisy Street, Ladera Ranch.

Please retain a copy of the audit for your records, as it is required to be provided to escrow for a sale of your property and possibly for refinancing. 

Here are a few highlights from the audit:

A. LARMAC’s operating and reserve cash positions are healthy.

B. In the fiscal year ending May 31, 2018, LARMAC completed many important projects:
  • Restroom refurbishments at the following locations: Covenant Hills Clubhouse, Flintridge Clubhouse, Oak Knoll Clubhouse and multiple park locations.  
  • Tennis courts resurfacing at Oso Grande Park
  • Pool resurfacing at Covenant Hills Clubhouse and Creighton Plunge
  • Irrigation Controller Replacement Project (Phase 2)
  • Landscape renovation at Hilltop Park, Narrow Canyon, Sienna South and numerous tree replacements along Sienna.
C. Our assessment collections have steadily improved over the past 8-9 years through consistent administration of LARMAC’s delinquency policy.
