2025 Garage Sale Realtor Guidelines

Community Garage Sale Guidelines and Responsibilities

Eligibility

  • A Realtor must provide proof of residency via a grant deed, lease agreement, or proof of business in Ladera Ranch via a lease agreement, utility bill, or business license with a commercial address.
  • A Realtor must be a member in good standing with LARCS and LARMAC.

Guidelines

  • One Realtor will be assigned to one of the Garage Sale Zones.
  • A Realtor must commit to the entire Garage Sale process between February and May each year.
  • A Realtor who participated in the Community Garage Sale the prior year will be given the first opportunity to participate in the current year.
  • A Realtor will be contacted by email and must respond to the email notification from the LARCS staff by the deadline or will forfeit their participation in the current year.
  • A Realtor may only represent one zone.
  • Attendance at the annual Garage Sale Planning Meeting is MANDATORY. Realtors who do not attend will not be allowed to participate.
  • Garage Sale directional signs must be placed in LARMAC-approved areas after 12:00 p.m. noon the Friday before the Garage Sale and must be removed by 7:00 p.m. following the Garage Sale. Any signs left after 7:00 p.m. will be removed. Be advised that some areas have sub-associations that may have sign guidelines that are different from those of LARMAC.
  • Directional signs must comply with LARMAC Guidelines and be the same size as open house signs. The words ‘Garage Sale’ must appear in the top 50% of the sign. Signs should only have the name of the participating Realtor.
  • The annual Garage Sale will be canceled and not rescheduled in the rare instance of severe inclement weather, such as wind or rain, or a natural disaster, such as a wildfire or earthquake.

LARCS Responsibilities

  • Design, produce, and place all promotional materials.
  • Create and maintain the Resident Registration on LaderaLife.
  • Create and post Garage Sale promotional flier and street banner.
  • Ensure that all guidelines are followed.
  • Be the point of contact for all Real Estate Agents.
  • Compile and maintain a list of the current Realtors.
    • Name, name of Real Estate Company, phone, e-mail, picture

Realtors Responsibilities

  • Realtors will receive registration emails directly from content.manager@laderalife.com.
  • Realtors must maintain their registration lists.
  • Realtors may receive personal registrations from residents since the Realtor’s name, phone number, and email address will be posted as the contact info for each zone.
  • Past participating realtors are responsible for notifying LARCS by February 1 of each year if they cannot fulfill their responsibilities.
  • When realtors receive registration emails from participating residents or Laderalife, they need to respond to confirm that the resident’s registration has been received. You should include your phone number in the response if the resident needs to contact you for additional information or questions.
  • If a Realtor receives a registration not for their zone, they are responsible for forwarding it to the correct zone realtor.
  • Realtors are permitted to create their own marketing materials for their specific assigned zone but under no circumstances are allowed to use the LARCS logo or modify the LARCS Poster/Flier promotion materials. Realtors are limited to promotion only in their assigned zone. All realtor marketing material expenses are the Realtor’s responsibility, not LARCS.
  • Realtors are responsible for supplying the garage sale directional signs for each home registered to participate in their designated zone. Make sure you have enough signs to guide the buyers throughout your zone on the day of. Prior to the event, you should conduct a drive-through in your area.
  • On the morning of the event, a realtor is responsible for delivering donuts to participating homes in your zone.

MANDATORY Annual Garage Sale Planning Meeting & Garage Sale Zone Assignments

  • Zone assignments will be determined at the Annual Garage Sale Planning Meeting scheduled at the beginning of each year.
  • Realtors who were assigned a zone and participated in the entire process from February to May of the prior year will be given the first right of refusal to retain the same zone or be allowed to be assigned to a “vacant” zone if available. Once the previous year’s participating realtors have finalized their designated zones, the new realtors will be allowed to select their zone in order of their name placement on the interest list until all zones are assigned.
  • Should there be an interest from two or more realtors to be assigned the same zone, the first step would be for the realtors to work it out amicably. If no decision can be made between the realtors, then the names of the realtors will be placed into a bowl, and the name drawn by the LARCS staff will be the realtor assigned to that zone.
  • If a realtor withdraws from participating before February 1, their zone will become vacant and assigned to the next name on the interest list. However, they will not be guaranteed assignment to that empty zone for the following year since our process allows realtors who participated in the entire planning process the year before to be given first choice for any vacant zone.
  • If a realtor withdraws in 30 days or less, the vacant zone will be offered to the realtor assigned a zone closest to the vacant zone.
