The community-wide asphalt renovation project will start in spring and continue through early summer.
Each year, LARMAC undergoes a comprehensive review through an independent Reserve Study, which provides insights into the condition of its assets, such as streets and parking lots, and the necessary funding for addressing aging infrastructure. As part of the master association's asset reserve management program, a substantial asphalt renovation project will begin this spring. The initiative aims to repair, refurbish, and resurface streets within Special Benefit Area (SBA) residential neighborhoods and various parking lots.
The renovation will have three phases, including 18 SBA residential areas and 7 parking lots.
Note: The asphalt work planned for the Covenant Hills SBA is separate from this project. Information on that project will be provided later.
Phases
- Phase 1: Localized repairs, Mill and/or Overlay PHASE COMPLETED
Involves addressing extreme cases of "failure" and the replacement of 2 inches of asphalt.
Duration: 10 hours - Phase 2: Crack Filling PHASE COMPLETED
Involves filling in any cracks and allowing them to settle for a minimum of 30 days
Duration: 10 hours - Phase 3: Seal Coat PHASE COMPLETED
The final step involves applying a full coat to the entire surface
Duration: 10 hours
Impacted hours
During each phase of the asphalt project, traffic will not be permitted during working hours. Signage will be placed in each area before commencing work.
Scheduling the work
Warm, dry weather is required for the asphalt to cure properly. Due to the weather's unpredictability, LARMAC will work closely with its vendor to schedule the work with shorter lead times. Street signage and no-parking signs will be posted 48 hours prior to work commencing.
Impacted Residential Areas: All dates are weather permitting and may be subject to change.
- Arborage 1 (Ethereal): Phase 3 was completed on for June 6.
- Arborage 2 (Narrow Canyon/Acaster Way): Phase 3 is scheduled for June 25.
- Astoria 1 (Sellas/Snapdragon): Phase 3 was completed on June 14.
- Astoria 2 (Sellas/Hydrangea): Phase 3 was completed onr June 12.
- Christopher Homes (Molly Loop): Phase 3 was completed on June 24.
- Claiborne 1 (Loden Pass): Phase 3 is scheduled for June 26.
- Claiborne 2 (Nashwatuc Way): Phase 3 was completed on June 3.
- Front Street: Phase 3 was completed on June 12. **The section along sienna will be done on June 25.**
- Potter's Bend (Dorrance): Phase 3 was completed on June 6 and 7 (see map in the notice).
- Savannah/Baywood: Phase 3 was completed on June 14.
- Surrey Farms 1 (West of University): Phase 3 was completed on June 4.
- Surrey Farms 2 (East of University): Phase 3 was completed on June 20.
- Tarleton 1 (Ethereal/Tarleton Lane): Phase 3 was completed on June 5.
- Tarleton 2 (Narrow Canyon/Vanstone): Phase 3 was completed on June 27.
- The Gables 1 (Keystone/Stone Turret Ct): Phase 3 was completed on June 11.
- The Gables 2 (Old Spire/Paverstone): Phase 3 was completed on June 11.
- Walden Park 1 (Thoreau St and Barretts Way): Phase 3 was completed on June 10.

Oak Knoll Clubhouse: Phase 3 was completed on June 21.
Celestial Plunge: Phase 3 work was completed on April 25.
Chapparal Park: Phase 3 work was completed on June 11.
Covenant Hills Clubhouse: Phase 3 work was completed on June 26.
Cox Upper Lot (Heritage Garden/McGwire Road): Phase 3 work is scheduled for June 28.
Oso Grande: Phase 3 work was completed on June 20.
Terramor Aquatic Park: Phase 3 work was completed on April 25.
