Project Updates:
- Front Street – Trellis Refurbishment and Mailbox Enclosure Refurbishment
The Front Street neighborhood had several structures that needed to be refurbished. This included two trellises, one mailbox structure, and a gazebo in need of wood repairs, which were all completed in-house. EdgePro then painted each wood structure and all the light posts for $5,440.
- Pocket Park Trellis Refurbishment
Becker Drive and Point Circle Trellis Refurbish - The small park on Becker Drive needed a little TLC. The lighting was deteriorating, and the trellis itself needed to be rebuilt. LARMAC’s in-house technician, Paul, redesigned the trellis as an octagon while our maintenance staff assembled the picnic table and installed the umbrella. Once completed, O’Connell Landscape came through to trim back the vines and trees before EdgePro painted the structure. Locations included Julia, Friar, and Pisano pocket parks.
- Founders Park Bench Refurbishment
LARMAC's in-house maintenance members, Jose Diaz and Jose Flores have been working on refurbishing the benches in Founders Park since September. They uninstalled all twelve benches, including the two at the volleyball court, and took them to the workshop to clean, sand, and stain the slats.
- Wagsdale Building Anti-Graffiti Coating
The building at the Wagsdale Dog Park recently underwent the removal and replacement of the deteriorating anti-graffiti coating. The removal process was challenging due to its age and required multiple applications of a specialized product, each with a 48-hour dwell time. Once the old coating was off, a new Rain Guard coating was applied. Although the application process was straightforward, extensive preparation was necessary to ensure proper adhesion and long-term durability.
- Cox Sports Park Picnic Tables
During the week of October 14 Edge Pro Painting painted the covered picnic tables at Cox Sports Park, which will help extend this component's useful life for another 3-5 years.
- Covenant Hills Asphalt Reconstruction Project Complete
The Covenant Hills Asphalt Project is complete, marking a significant enhancement to the community’s road infrastructure. The project included Full Depth Reclamation (FDR) in several zones to address the need for long-term durability and surface improvement.
- Park Guideline Sign Replacement
Six locations, including Mission Hills, Hilltop, Linear, Cherry, Boreal, and Township plunge parks. Replaced the old HDPE signs that were in poor condition.
- Communication – Laderalife.com Sitemap
On Friday, September 27, a site map was added to LaderaLife. This will help improve the residents' experience when locating what they are looking for online and will help them index the site on Google.
- Wagsdale Dog Park - After Seasonal Maintenance
The dog park reopened (a few hours early) on Friday, October 4, following the seasonal maintenance closure. The scope of work includes irrigation modifications, overseeding bare areas, applying fertilizer, aeration, repairs, and compaction of the DG trails.
- Covenant Hills Sienna Entrance – Renovation
Covenant Hills entrance on Sienna Parkway started Monday, September 30. This project took approximately 30 days and included several key improvements: enhancements to the center median for better sightlines and exposure to existing hardscape features, installation of new plants, evergreen trees, and boulders to beautify the area, and conversion to a drip irrigation system for improved water efficiency and asphalt preservation. Clean up the high-profile corner, including power washing, restoring the entrance sign, and landscape enhancements.
- Front Yard Special Benefit Area (FY&D SBA) – Annual Overseeding
This scope of work was done between September and October 2024.
- Pest Control Challenges
Leafhopper Treatments - Laderlife.com – Information was added to Laderalife.com this week to educate residents about the leafhopper infestation impacting the California Peppertrees throughout Ladera Ranch. The announcement includes links to the current RPW Services pest control notices and the published article co-authored by pathologist Paul Santos of Plant Pulse Diagnostics, who has worked in the community for many years. The RPW treatments started on September 24 and will continue through mid-October.
- Turf Removal Rebate Projects – Avendale Median
End of September - O’Connell started work on a landscape renovation project aimed at revitalizing the Avendale center median. This project is part of a larger turf removal rebate project and includes the removal of approximately 18,050 sq. ft. of turf to enhance the aesthetics and address ongoing maintenance challenges. The current rebate amount is $3.00 per sq. ft. - Turf Removal Rebate Projects & Kikuyu Harvesting
In October - City Green started removing approximately 3,500 square feet of turfgrass on the corner of Narrow Canyon and O’Neill Drive. For this project, the existing turf will be harvested and used in other locations throughout the community that are used as recreational spaces. The new planting design is water efficient and features Ginkgo biloba trees and ornamental grass species to beautify this area. - Acacia Removal – Echo Ridge Village | Stump Grinding
Stump grinding – with a new tool, the project came in over $25,000 under budget
- Pocket Park on Covenant Hills Drive - Landscape Renovation
This included the removal and replacement of overgrown morea blocking the rock/hardscape features and pathway lighting. Also graded and raised drainage for improved functionality.
- Avendale Village - Tree Trimming
On Monday, September 23, O’Connell Landscape started trimming the Palm and Carrotwood trees along Sellas and Sklar. This project is anticipated to take 10 working days. An announcement was included in last week’s Ladera Happenings.
- O’Neill Open Space – Landscape Renovation
LARMAC invited residents to attend all open session board meetings.
