Project Updates:
- Founders Park - New Volleyball Pole and Net System
Following a 4-week maintenance closure, the two volleyball courts were reopened. During the closure, all components, including the poles, nets, and line system, were replaced. Removal of the old poles was challenging due to the incredibly large footings (photo attached). The new poles allow residents to easily adjust them to ensure the proper height for the players. - Founders Park – Light Pole Painting Project
Edgepro Painting recently completed the pole light painting project at Avendale and Founders Park parking lots. The work refreshed the appearance of the lighting fixtures and improved the aesthetics at these popular locations. There are 30 light poles with a 25-year life, which will likely be extended. - Disc Golf Tee Pad Reinforcement
The tee pads at holes 13, 14, and 15 are experiencing some concerning erosion under the pads. To ensure the integrity of the tee pads, the contractor added pressure-treated retaining walls to each of the three pads. - Avendale Village Courts – Windscreen Replacement
The Avendale windscreen replacement project was completed by Sports Venue Padding. The tennis and pickleball courts are now fully screened, enhancing both aesthetics and functionality for the community. - Cox Sports Park – Soccer B Fence Repairs
Fencing was added about five years ago to prevent soccer balls from going down the slope in the vegetation, which had been an ongoing issue for AYSO, which funded the project. Over the past few years, the fence has been damaged by soccer balls continually hitting the fence. Management worked with Saddleback Fencing on a warranty claim for the replacement of 65 damaged fence rails and also added a cross bar for additional support to prevent this same damage from reoccurring. LARMAC paid for the added support; Saddleback Fencing covered the cost of the replacement rails. - Covenant Hills – Clubhouse & Park Bench Refurbishment
LARMAC’s in-house maintenance team completed this project in just a few days. They look terrific. - Covenant Hills – Christopher Street Pocket Park Refurbishment
The operations team determined that the park needed some attention. A scope of work was then developed to freshen up the park. This included power washing the entire space, replacing the benches with recycled plastic benches and the metal trash receptacle, cleaning and painting the grill, and painting the lid of the concrete trash receptacle. - Covenant Hills – Waltham Pocket Park Renovation
This pocket park enhancement project involved several significant improvements. One of the original three trellises was removed and replaced with a new sidewalk and landscaping. The second trellis was redesigned, and Adirondack chairs and shading were added. The third trellis was enhanced to provide more shade, and an ADA-accessible picnic table was installed for picnics. Overall, these updates greatly enhance the park's aesthetics and functionality. - Mission Hills Park – Fringe Turf Replacement
Over the 4th of July weekend, the Mission Hills putting course experienced an unexpected issue where the "fringe" turf melted, no other turf was damaged. PuttTek was immediately notified and promptly initiated a solution. A warranty claim was agreed upon, and the manufacturer supplied the replacement turf. The Operations team coordinated with vendors to remove the damaged turf, and PuttTek is scheduled to start the installation. - Covenant Hills – Asphalt Reconstruction Project
The ongoing asphalt project has completed work in Zone 1 without any setbacks. While there have been some parking challenges, overall, residents have been considerate and cooperative throughout the process. Attention is now focused on Zone 3. - Weatherwood Park – Trellis and Landscape Refresh
The Weatherwood Park trellis refresh project was recently completed by Edgepro Painting. The trellis was thoroughly prepped and painted with semigloss paint to enhance its durability and extend its useful life. Landscaping was also refreshed around the same time. - Communication - Ambassadors of Strong Home Values
LARMAC rolled out an outreach campaign to residents in 16 neighborhoods within the Oak Knoll Village and Covenant Hills. The Ambassadors for Strong Home Values campaign is intended to help both the LARMAC Community Standards team by presenting them in a positive light and residents by giving them advance notice of a violation inspection. Targeted emails were sent at the beginning of August to impacted homeowners about inspections scheduled later that month. - Vandalism
Vandalism at the skate/water Park – once again a black pickup truck caused damage to the turf between the skate park and water park. LARMAC provided camera footage and other details to OCSD who assigned a detective to the case. - Landscape and Irrigation Update and Sienna Botanica – Drainage Improvements
JES wrapped up work in the Sienna Botanica near the intersection of Sellas North and Sienna. This section of the Sienna Botanica has historically had flow issues near the amphitheater due to a lack of fall along the streambed, which has led to ponding water at times. The project focused on the creation of concrete channels to help the flow of water and reduce the cat tail and silt buildup. - Crown Valley/Sienna Parkway – Landscape Renovation & Fencing
O’Connell Landscape removed the old, aging plant material on the corner of Sienna Parkway and Crown Valley Parkway, as well as two California Pepper trees and one Jacaranda. Next week, the crew will start installing plant and tree replacements, which include 15 trees, 380 plants, and mulch to beautify this high-profile location. White vinyl split-rail fencing will also be installed to protect the new plant material and prevent e-bike traffic in the renovated area. - Front Yard Special Benefit Area (FY&D SBA) Claiborne – Landscape Renovation
The project kicked off on Monday, August 12, with the removal of vines planted on either side of the garage and large junipers throughout the Claiborne South neighborhood. O’Connell then installed new plants and smaller trees that were more appropriate for these planter areas adjacent to homes. - Acacia Removal Project - Slope 2 SBA
On Monday, July 22, O’Connell Landscape started the demo by hand for the slope renovation project between Smoke Tree and Scarlet Maple Drive in the Slope 2 SBA. Next week, the Bobcat will be used to complete the demo and removal of 31,041 sq. ft. of acacia, which is expected to be completed by Friday, August 2. Notification emails were sent to all impacted residents on both streets ahead of the project kicking off. O’Connell Landscape completed the demo for the slope renovation project between Smoke Tree and Scarlet Maple Drive in the Slope 2 SBA. Overall, the demo of 31,041 sq. ft. of acacia went great due partly to the new Bobcat stump grinder attachment. To quote Eric from O’Connell, “This is a game changer.” The project came in at $30,000, which was under budget, with the addition of the new Bobcat equipment. - Slope 2 SBA - Acacia Removal Pocket Park Refresh
This pocket park refresh project was done following its use as a staging area for the acacia removal project. Learn more about acacia removal projects.
