LARMAC Uses Resident Feedback to Help Guide Renovations

In 2020, Ladera Ranch Maintenance Corporation (LARMAC) conducted a community-wide survey to gather resident feedback on local amenities. Since then, LARMAC has leveraged this input to guide renovations over the past five years, revitalizing clubhouses, pools, playgrounds, landscapes, and parks. Central to these efforts is the reserve management program, which includes a structured schedule and budget designed to assess, replace, or upgrade facilities. This reserve budget ensures that funds are set aside for future maintenance and improvements, allowing LARMAC to effectively plan for the long-term sustainability and enhancement of community amenities.

Ken Gibson, LARMAC General Manager, emphasized the importance of resident feedback in project planning. "Over 55% of the 848 survey respondents showed a strong interest in adding a miniature golf course and creating an enhanced outdoor space for larger events like weddings and celebrations. We valued the feedback received and made some impactful changes based on it. The usage statistics highlight how much these improvements mean to the community,” Gibson noted.

Mission Hills Park
This year, LARMAC completed the renovation of Mission Hills Park. The project was completed in partnership with Santa Margarita Water District (SMWD)OʼConnell Landscape Maintenance, and Mosaic Consulting. The Covenant Hills putting course sits atop SMWD water storage towers, which was a clever way the developer used space, allowing SMWD to blend its infrastructure with the community's aesthetics.


Giant Chess Board at Mission Hills Park
Andrew Froggatt had a creative vision for his Eagle Scout project: a giant chess board and playing pieces at a community park! He pitched his idea to LARMAC and won over the Board of Directors. A planter was replaced with decomposed granite to create a sturdy base for the chessboard and a smooth surface to stroll on.

Mission Hills Park in Covenant Hills was the perfect spot, especially since the park was already set for a facelift due to aging amenities like the putting green and play structure. The addition of the giant chess set promises to be a fantastic enhancement, adding a playful element to the park that everyone can enjoy!

Covenant Hills Clubhouse Renovation 
To meet the growing demand for outdoor event space, LARMAC expanded the patio by 40%, added a new lawn area, and transformed the venue into a resort-style destination for weddings and special occasions. The grounds now feature a new BBQ area, a cozy firepit with seating, decomposed granite walkways, charming market lights, a bocce ball court, and a lovely grove of lemon trees.

Oak Knoll Village Clubhouse
LARMAC is partnering with Mosaic Consulting to redesign the outdoor lawn and patio areas. In 2025, the clubhouse grounds will be refreshed to enhance their appeal and better support the outdoor lifestyle of Ladera Ranch residents.

Terramor Aquatic Park - 40% of 2020 survey respondents wanted upgrades to Terramor Aquatic Park
This year, LARMAC unveiled four new cabanas, a snack shop, and outdoor games at the water park. By Memorial Day weekend 2025, the community will enjoy a brand-new Southern California beach-themed water lagoon and play structure, complete with slides, water features, and exciting new activities for families to enjoy.
